Construction continues to be on schedule and in budget.
Tours: In an effort to better coordinate the tours, the contractor has reserved a particular day and time each month for tours by Lane employees. Those wishing to tour the building are asked to show up at 1 p.m. at the contractor's main office at 101 West Broadway on the third Thursday of each month. DOWNTOWN CAMPUS
The project is still on schedule, in budget and on track to be LEED platinum, for the academic building part of the project, and gold certified for the housing building part.
The project management team met last week and listened to reports on construction activities. Fortunately, there were no surprises.
The contractor is hosting several tours each week; one tour group includes FMP trades personnel. In the future, Blanton Turner, the property management firm selected to manage the housing building, will coordinate with the contractor to schedule tours for potential residents. DOWNTOWN CAMPUS PROJECT
Yes, the project is still on schedule and within budget.
Housing building: Gypsum board is being installed on the sixth floor. The moisture level on the fifth and sixth floors is low enough that walls and ceilings can now be covered by gypsum board. The fourth floor is waiting for an official approval to rock. The elevator is being installed and should be completed mid-May. On the exterior, Hardipanel siding is being installed on the alley side.
Academic building: Skylights for the roof are scheduled to arrive by end of April. The first shipment of curtain-wall is scheduled to arrive this week. Installation will begin on the east side of building after the insulating panels have been installed. Contact Bob Mention, (541) 463-5747.

DOWNTOWN CAMPUS PROJECT
Academic building: All hollow metal frames have been set. The "doghouses" on the roof are complete and the HVAC units have been set. The curtain wall components have been shipped to Yakima for final fabrication.
Housing building: Moisture testing continues on a floor by floor basis. Moisture levels on the fifth and sixth floors are low enough to install gypsum board. Installation of wiring and ductwork in levels five and six hallways is in progress. The majority of mechanical, electrical and plumbing (MEP) rough-in is complete on all levels. DOWNTOWN CAMPUS PROJECT
General: The project is still on schedule and in budget.
Housing: Moisture testing of wood framing continues. Some measurements show moisture content as low as between 9 and 10 percent. Installation of sheetrock in the sixth floor units will commence soon. Data wires are being pulled in the corridors. Finish siding (Hardipanel) will commence this week on the alley side of the housing building. Installation is expected to be completed in 6 weeks.
Academic: Exterior metal wall panels have arrived on site. Three quarters of the roof membrane has been completed at the east wing. Tenting over roof membrane work is necessary. Roofers are working overtime to make up for lost days due to poor weather. Concrete slabs at two levels of the atrium are scheduled to be poured this week. Contact Bob Mention, (541) 463-5747.

BOND PROJECT: DOWNTOWN CAMPUS
Last week's big snow slowed some exterior construction activities but didn't affect the interior activities since both the academic and housing buildings are not affected by weather. The biggest problem was that some workers weren't able to come to work due to the snow. The contractor will make up whatever exterior work was delayed in the next few days. DOWNTOWN CAMPUS PROJECT
Project remains on schedule and in budget. Bid package No. 6 bids this week. It includes audio visual and kitchen equipment.Housing: The permanent roof has been applied and is complete. Installation of Knight exterior wall assembly system is 50 percent finished. The contractor will begin installation of siding and drywall, and window installation continues.Academic: The primary structure is now 100 percent complete. Concrete masonry units have been laid on the east side. The exterior wall framing is 75 percent finished, and the blueskin weather barrier installation is 50 percent complete. DOWNTOWN CAMPUS PROJECT
Detailed status of construction:
- If the weather cooperates, the TPO (thermoplastic polyolefin) roof system at the Housing building should be completed this week.
- Application of the Blueskin weather barrier is complete at the Housing building. Installation of the Blueskin is complete on the alley and Olive Street sides of the Academic building, and is progressing on the 10th Avenue side.
- All but 10 of the vinyl windows at the Housing building have been installed.
- Installation of the Knight Wall system, a four-in-one siding rail assembly, has begun at the Charnelton Street side of the Housing building.
- The HardiePanel siding, engineered to provide specific performance attributes relative to the climate is being installed at the Housing building.
- Installation of pipe insulation and fire-stopping is in progress throughout the Housing building.
- Work at levels 6, 5, and 4 at the Housing building has progressed as far as it can go pending reduction of the moisture levels in the wood framing to facilitate application of gypsum wallboard. Presently, the moisture content of the framing is averaging about 14.6 percent. Measures to reduce the moisture content and relative humidity in the Housing building continue. Relative humidity of less than 70 percent will be the ultimate goal before installation of drywall begins.
- Stair 2 is installed and available for use.
- The box-framed headers at the first floor large openings of interior walls have been installed.
- The rough-in of overhead M/E/P at the upper levels of the Academic building is complete. Rough-in at walls is in progress.
- Dry-in of the roof at Zone 4 (Academic building east wing) is complete. Blueskin work at Zone 3 will begin next week.

DOWNTOWN CAMPUS PROJECT
Construction activities continue and both the academic and housing buildings are still on schedule. Meanwhile, there are a lot of things that the college is responsible for doing before the buildings are fully operational. Identifying and scheduling these activities is a big job that several college managers have been working on. A critical path schedule of those activities that need to be done before and after the building inspector issues the permits to occupy the buildings has been prepared and is periodically reviewed. A few of the scheduled activities are the ordering and installation of furniture, building and installing shelving, purchasing and installing IT/AV equipment, preparing departments for moving into the new building, the design and build out of the Titan Store, etc. The goal is to get everything ready for the occupants to move into and start working as smoothly as possible. DOWNTOWN CAMPUS PROJECT
In short the project is still on schedule and remains within budget. It may be more interesting to talk about construction scheduling in general rather than reciting a list of incremental additions to various construction activities.
In brief layman terms, construction scheduling involves dividing large, complex projects into hundreds of activities each of which takes a certain amount of time, labor and material to complete. Then, the activities must be put into a certain sequence since, for example, painting can't start until there is a surface in place to paint. At this point the activities can be prioritized and a so called Critical Path emerges. The critical path is composed of activities linked together to form a continuous time line from the start of construction to the end. One activity starts when its predecessor ends. Less critical activities go on along side the critical path activities. Meeting a project time schedule depends on keeping critical activities on schedule. Contact Bob Mention, (541) 463-5747.

DOWNTOWN CAMPUS PROJECT
The return of better weather last week saw increased construction activity at the Downtown Campus. The weather prediction for this week is for more of the same which means that those activities affected by the inclement weather will get back on schedule.
Residential Housing: The contractor has started applying roof insulation. Installation of the roofing will follow. Application of the vapor barrier (Blueskin) on the building's exterior is almost complete. Window installation is moving ahead and the building envelope will be weather-tight shortly. The next major activity will be pouring a thin non-structural slab of "Gypcrete" over the plywood subfloors. This slab will reduce sound transmission between floors and provide a level surface for the finish flooring.
Academic: The atrium structure and steel decking continue to go up. Metal framing of exterior and interior walls continues as does MEP rough-in. The roof slabs, insulation and roofing will be poured and applied over the next few weeks.
Last week, adverse weather conditions let up a bit at the beginning of the week and allowed the contractor to do some catch up work. There are many construction activities in each of the large buildings. Some of the activities, such as roofing, welding in exposed areas, and exposed concrete pours, are directly affected by the weather while other activities such as interior framing and MEP (mechanical, electrical, and plumbing) lines are in more sheltered parts of the building and thus less affected. Obstacles aside, the contractor continues to work wherever possible this week.
Some major pieces of equipment have been received and placed - boiler, generator and electrical switch gear mains. Some college facility trades staff have been touring the building to become familiar with the new equipment and routing of MEP lines. Contact Bob Mention, (541) 463-5747.

DOWNTOWN CAMPUS PROJECT
Schedule: The continuing rainy, windy weather has caused some exterior activities such as the roofing membrane over the housing building and the concrete topping slab at the roof of the academic building to be rescheduled. The tower crane had to be shut down for a time due to high winds. The time lost can be made up later when the weather clears.
Academic Building: Mechanical, electrical and plumbing rough-in continues.
Housing Building: About 25 percent of the exterior windows have been installed and the contractor is beginning to install the interior doors. Mechanical, electrical and plumbing rough-in continues. Last week, installation of the steel structure at the main entrance (atrium) to the Housing Building began. The topping slab on the east wing was to be poured. The south wing roof deck slab was to be poured. The exterior wall framing was 40 percent complete and the interior wall framing was at 50 percent complete. Electrical and mechanical rough-in was 60 percent complete. Framing work on the passive air ventilators began.
In the Housing Building, the contractor continued to apply the "blue-skin" vapor barrier to the exterior of the building and continued to install windows. Sheathing of the exterior walls of the podium was started. Electrical wiring began at the sixth floor level and was down to the fifth floor. Plumbing rough-in was 95 percent complete. The project is still on schedule and within budget.

DOWNTOWN CAMPUS PROJECT
Academic Building: The primary structure is 90 percent complete. The steel framing of the main entry lobby is the remaining piece. Exterior and interior framing are each 25 percent complete. The rough-in of mechanical, electrical and plumbing infrastructure is 50 percent complete.
Housing Building: The wood framing of all five floors above the ground floor podium are complete and a vapor barrier (blue skin) has been laid on the roof. The vapor barrier also serves to prevent rainwater from entering the building. A permanent roof will be installed later. The vapor barrier is also being installed on the outside of the building and installation is 50 percent complete. Windows are being installed on the north side of the building. Plumbing and electrical rough-in are each 40 percent complete. The project is still on schedule and within budget.

DOWNTOWN CAMPUS PROJECT
Academic Building: Work has started on the steel structure at the rooftop, metal stud framing at the first floor is 70 percent complete and rough-in of MEP is complete on first floor.
Housing Building: Framing has started to build the sixth floor. The project schedule shows that framing completes in two weeks. MEP (mechanical, electrical and plumbing) is roughed-in throughout the fourth floor.

DOWNTOWN CAMPUS PROJECT
Contractor's construction update: "The crews at the Lane Community College Downtown Campus have made excellent progress over the past month! On the housing tower, we are currently setting the fourth floor wood wall panels on the west side. On the north side, we are installing the fifth floor joists and sheathing. The team is pushing hard to be 'topped out' with the housing wing's framing activities by the end of the year. This will allow the roofing activities to start in January. In addition, we are performing rough-in work for the mechanical, plumbing, and electrical systems on the 2nd and 3rd floors.
"The last major concrete wall pour on the academic tower is scheduled for next Wednesday. We already completed the concrete deck pours earlier this month. The finalization of the concrete is a major milestone for the team and allows formwork materials to be demobilized from the site. Next week you will also begin to see exterior steel and stud framing begin to take shape around the building with the mechanical and electrical subcontractors roughing in their work on the first floor.
